Exterior door problems, lifespan and upkeep
An exterior door keeps out weather and intruders, and a worn seal or a door that doesn't close tight lets heat out, so a house that never warms up may be losing heat rather than making too little. Most door trouble is either a drafty door or a door that won't latch, and the second often causes the first. Weatherstripping, a new sweep and tightening hinges are easy DIY; a shifted frame or rotted sill is a pro job. If the house is cold overall, check the furnace too.
- Drafty exterior door?A drafty exterior door is most often worn weatherstripping or a worn sweep; a door that doesn't close tight or gaps in the frame take more work.
- Exterior door won't latch or close?A door that won't latch or sticks is usually seasonal swelling, loose hinges or a misaligned strike plate; a settling frame needs a pro.
Typical lifespan: about 20–30 years or more, depending on the material and exposure
Signs it is near the end:
- Drafts that new weatherstripping and a sweep don't cure.
- A soft, spongy or rotted door bottom, sill or frame, meaning water is getting in.
- A door that no longer closes, latches or locks even after the hinges and strike plate are fixed.
- Warped, cracked or delaminating panels, or a door that no longer sits square in its frame.
- Rising heating bills and cold spots near the door.
- Check weatherstripping and the door sweep each fall, and replace what's cracked, flattened or missing.
- Tighten the hinge screws once a year and check the door closes and locks without a push.
- Keep the sill and threshold clear of debris, and look for soft spots where water can pool.
- Repaint or reseal the edges of wood doors, including the top and bottom, to keep moisture out.
- Lubricate hinges and the latch lightly if they squeak or stick.
- FurnaceFall
The furnace runs but the house stays cold, which is usually a clogged filter, a thermostat setting, or an ignition fault.
- Heat pumpFall
The heat pump runs but the house stays cold, which is usually thermostat settings, a clogged filter, or an iced-over outdoor unit.
- Washer
Water is left in the drum after the cycle, which is usually a clogged pump filter or a kinked drain hose.
- Fridge
The fridge section is warm or warming. The cause depends on whether the freezer is still cold, and the first fix is often free.
- Washer
The drum fills and washes but won't spin, which is usually an unbalanced load, the lid switch, or a drain problem.
